London Serviced Apartments – Live ! is operated by London Serviced Apartments Ltd. The Live website provides users with an online facility to search accommodation, view availability and rates, and make reservations.

Accommodation inventory, property descriptions, facilities, images, availability, rates and booking conditions displayed through the Live booking service may be supplied by third-party accommodation providers and booking technology providers, including RateHawk.

These Terms should be read together with the specific booking conditions shown for the accommodation and rate selected. Where property-specific or rate-specific conditions apply, those conditions form part of the terms accepted when you make the reservation.

Property descriptions, facilities, room or apartment information, location information, availability, prices, images and other listing content shown on London Serviced Apartments – Live ! are supplied wholly or partly by third-party accommodation and booking providers.

We take reasonable steps to display the information made available to us correctly, but we do not independently inspect or verify every item of information shown for every property and cannot guarantee that third-party content is always complete, accurate or fully up to date.

You should review the listing carefully and satisfy yourself that the accommodation appears suitable for your needs before booking.

Specific requirement? If a particular feature is essential to your stay, please make an enquiry before booking rather than relying solely on the online description.

A booking is made when you complete the online booking process, accept the applicable terms and conditions, make any required payment, and receive a booking confirmation.

Submitting payment details or beginning the checkout process does not itself guarantee that a reservation has been successfully confirmed. Availability may change during the booking process.

Your booking confirmation should be checked promptly. If you believe any booking detail is incorrect, contact us as soon as possible.

London Serviced Apartments – Live ! does not offer a manual “hold” facility as part of the Live booking process. Accommodation remains subject to availability until the reservation has been successfully confirmed.

If your stay depends on any particular property feature, facility or accessibility requirement, you should ask us to verify it before completing an online reservation.

Examples include:

• air conditioning;
• lift access;
• step-free or wheelchair access;
• adapted bathrooms or other accessibility facilities;
• parking;
• 24-hour or specified reception hours;
• kitchen or kitchenette facilities;
• washing machine or laundry facilities;
• pet-friendly accommodation;
• gym or swimming-pool access;
• balcony or terrace;
• specific bed configurations such as twin beds;
• connecting or adjacent accommodation; and
• any other facility that is essential to your stay.

We cannot guarantee a facility or special request unless it has been specifically confirmed for your booking.

Payments for Live reservations are made online using the payment methods presented during checkout.

The amount payable, payment timing and any applicable payment conditions will be shown as part of the booking process. You are responsible for checking those details before confirming payment.

Any refund entitlement following cancellation or amendment is governed by the applicable booking conditions and by any rights you may have under law. London Serviced Apartments cannot simply override the cancellation or refund conditions attached to the selected rate.

Where the applicable booking conditions provide that a rate is non-refundable, that condition will apply subject always to any legal rights that cannot be excluded.

Every property and rate may have different cancellation and amendment conditions. You must read the conditions displayed for the exact rate selected before confirming your reservation.

Once a reservation has been confirmed, any cancellation, amendment or refund request will be dealt with according to the conditions accepted at the time of booking, subject to applicable law.

London Serviced Apartments cannot guarantee that an accommodation provider or booking provider will agree to an amendment, date change, name change, shortening of stay, extension or refund where the accepted booking conditions do not permit it.

If a cancellation fee or non-refundable condition applies, the amount that can lawfully be retained remains subject to applicable consumer law.

Before you pay: please check whether your selected rate is refundable, partially refundable or non-refundable, and note any cancellation deadline.

Prices and availability shown through London Serviced Apartments – Live ! are supplied through the booking system and may change until a reservation is successfully completed and confirmed.

Any taxes, charges, deposits or fees known to us and required to be disclosed will be shown during the booking process or in the property/rate information made available to us.

A displayed price or availability result does not constitute a guaranteed reservation until the booking has been successfully confirmed.

If an obvious pricing, availability or technical error occurs, we will contact you and deal with the booking in accordance with applicable law and the circumstances of the error.

Property photographs and other visual content are supplied by accommodation providers or third-party booking content providers and are intended to give a general impression of the accommodation.

The apartment, studio, room or unit allocated to you may differ from photographs shown in layout, furnishings, colour scheme, decoration, outlook or view.

Where a particular layout, view, furnishing, room configuration or other feature is important to you, please ask us to verify it before booking.

Check-in and check-out times, arrival instructions, identification requirements, security or damage deposits, age restrictions, occupancy limits and property rules vary by accommodation provider.

You are responsible for reviewing and complying with the requirements communicated in the listing, booking confirmation and any pre-arrival information.

Late arrival, early arrival, late departure, additional guests and other requests are subject to property rules, availability and any applicable charge.

You are responsible for providing accurate booking and guest information and for ensuring that all members of your party comply with the accommodation provider’s rules.

You must not exceed the permitted occupancy of the accommodation or use it for an unlawful purpose.

You may be responsible for loss or damage caused by you or members of your party in accordance with the property’s terms and applicable law.

By browsing or using this website, you agree to comply with these Terms and with our Privacy Policy. If you do not agree, please do not use the website.

The content of the website is provided for general information and booking purposes and may change without notice.

The design, layout, branding, text and graphics created or owned by London Serviced Apartments are protected by applicable intellectual-property rights. Third-party property content, images and trademarks remain the property of their respective owners or licensors.

You must not misuse the website, interfere with its operation, attempt unauthorised access, scrape or reproduce protected content unlawfully, or use the website for fraudulent or unlawful purposes.

However, nothing in these Terms excludes or limits any liability, duty or consumer right that cannot lawfully be excluded or limited.

Nothing in these Terms affects your statutory rights.

Where a problem arises with a confirmed reservation, please contact us promptly so that we can review the issue and, where appropriate, liaise with the relevant booking or accommodation provider.

Our collection and use of personal data is explained in our Privacy Policy.

Personal information needed to search, book or service accommodation may need to be shared with booking technology providers, payment providers, accommodation providers and other parties involved in fulfilling the reservation, as explained in the Privacy Policy.

These Terms and your use of the website are governed by the applicable law of England and Wales, subject to any mandatory rights that apply to you as a consumer.

Nothing in this clause removes any right a consumer may have to bring proceedings in another jurisdiction where applicable law permits or requires it.
